It can be hard to know what to reveal to an estate agent when you are interested in buying a property. The estate agent ‘s objective will be to make a sale and the best price for their vendor. Your objective, on the other hand, would be to purchase the property and the best price for you – not necessarily the same thing!

Here are a few things that you should not tell an estate agent when looking to buy a property:

  1. Your maximum budget
  2. What you think the property is worth
  3. The time frame with which you are working
  4. If you are stressed or nervous about making the purchase
  5. How important it is to you to purchase a specific property
  6. Too much personal information

Any of the above pieces of information could potentially assist an estate agent to put pressure on you in the negotiations and possibly secure a higher selling price, or even selling you a property that you don’t really want, by knowing which of your buttons to press.

Prepare yourself for negotiations by researching the market and especially the area in which you want to buy. Know the general value of properties in the area, as well as the potential for growth.
