- Do you have recent building inspection, soil and survey reports?
Often overlooked, it's important to request condition reports on the property to understand exactly what you would you buy.
- What are the key amenities nearby?
If you are unfamiliar with the area, then ask the agent about the local amenities. You could ask about local schools, childcare, parks, cafes, universities, public transport etc. All of this information will give you a good idea if the property will be the right fit for your lifestyle.
- For apartments and units – are pets allowed?
If you are inspecting an apartment or a unit in a shared building, then it's important to ask about the body corporate rules and regulations. Pets, parking and BBQs are all things to discuss – be sure to check the full list of restrictions and regulations prior to signing.
- What is the owner expecting for a sale price
Its important to ask about what the owner is seeking – this will give you a good idea if the property is within your budget or not.
- Has the seller made any modifications or renovations?
Has the buyer made any significant updates or fixed any recent problems to the property? It is also worth asking if there are any existing pre-approved extension or building plans – or any council restrictions or covenants on the property.
