Guidance reviewed 3 October 2026.

Assess a Mascot purchase using current records for the property and its surroundings rather than an undated forecast of the suburb’s future.

Check nearby applications

Use Bayside Council’s planning tools for the relevant address and neighbouring proposals. Read plans, conditions and current status. An advertised project is not assurance of its eventual scope or completion date.

Inspect day-to-day conditions

Test the actual commute, noise, traffic, access and services at useful times. Assess the dwelling and building condition; for strata, review defects, finances and planned works.

Compare property evidence

Use dated sales and lease evidence for similar homes. Planned infrastructure is one consideration, not a guaranteed source of rental demand or growth. Have your advisers review the contract and address-specific restrictions.
