Preparation should combine legal readiness, presentation, repairs, pricing and a workable move plan.
Confirm readiness
Arrange the contract before advertising, read the agency agreement and agree on evidence-based pricing. Review condition and obtain appropriate specialist advice; there is no universal pass-or-fail pre-sale inspection certificate for every home.
Spend proportionately
Use qualified trades where required, clean and declutter, and decide whether styling suits the budget. A kitchen is not automatically the deciding feature for every buyer. Keep records of work and plan accommodation and settlement. Choose tasks for the actual property rather than promising that a checklist ensures sale.
