Observe safely
Check visible condition, light, noise, access and room dimensions. Ask permission before using fittings or photographing belongings. Do not open switchboards, inspect live wiring or test unsafe equipment yourself.
Verify the important details
Request the contract, inclusions, approvals and relevant reports. A candle is not proof that a fault is being concealed, but recurring smells or moisture need investigation. Arrange qualified building, pest or engineering advice where appropriate. Complete due diligence before an unconditional purchase, especially at auction.
