Before you list your home, we recommend looking into a few things – just to make sure you (and your home) are ready!
• The first step is preparing your home. This begins with de-cluttering. Get rid of as many personal items or unnecessary objects as you can. Keep appliances or furniture that makes the home look appealing. Don’t remove any amenity that you intend to sell. Keep some additional fixtures such as lights or some artwork that can contribute to the aesthetics of the property.
Presentation is one of the keys while selling a home. And de-cluttering will offer you enough free space and you should highlight it.
• Depending on the state or condition of your home, you may need to undertake a renovation project. It could be as simple as cleaning the property and servicing the plumbing, heaters, water lines and home appliances, attending to the roof, trimming the lawn, landscaping and a bit of a cosmetic upkeep of the exteriors. It may also include painting, serious repairs or a complete overhaul if the property is in bad shape. Do not let any major issue persist as you list your home for sale. That will ruin all chances of selling the home. Even minor issues should be addressed before you let a prospective homebuyer in.
• Consider upgrading a few fixtures if they are worn out or outdated. Bathrooms and kitchens are the most suited for such upgrades, which will not cost much but have a substantial impact on the sale price. You may also get some latest security features or just add a few elements that will help increase the resale price.
• Hire the best real estate agent you can. This decision will have a consequential bearing on how soon you can sell your home, if you can sell it at all and at what price. Along with this you should peg the price right. This is tricky since you will be influenced by your own desire for profit and preference. Finally, go all out marketing your home.
