Things to Splurge on When Renovating to Sell

You have decided to put your home on the market – but you want to spruce it up a bit in order to get a better price. What can you do that will add the maximum value in a short space of time? Where do you spend the money that you have allocated?

Painting is a really good place to start. A fresh coat of paint will make your rooms look brighter and cleaner, and if you choose contemporary colour schemes – will bring it up to date in the swish of a paintbrush! Most major paint brands have colour palettes pre-printed and pamphlets and books showing the latest colour trends available at their retail outlets. If you are still unsure, ask for a sample pot and try it out in a small section of your wall. If you select colours that are fairly neutral and will have wide appeal, you should not go wrong.

Looking at the exterior of the home – if you have a brick façade, you could consider rendering if the brickwork is damaged or you have an extension to the house which is a different colour.

Have a critical look at your kitchen – you don’t have to embark on a full replacement, but you could look at possibly replacing the kitchen counter, cupboard handles or even the cupboard doors as well. Sometimes it is possible to wield that paintbrush on the cupboards, replace the handles with something modern and striking, and the job is done.

Have a look at the grouting in your bathrooms and kitchen – re-grouting can make the world of difference to the appearance of any tiles areas.

Clean, clean and clean! Clean your property thoroughly – both inside as well as outside. If you have some spare cash, get professionals in. Ensure that there are no pet smells in the home – this can deter would-be buyers unnecessarily.

Freshen up that garden. Planting a few seasonal bedding plants can make all the difference to the kerb appeal of your home. If you have a courtyard or patio – a few well-placed potplants which are green, healthy and well watered will enhance the appeal of this area of your home.
