If you can wait, it is sometimes a good option so you can get the most money for your home. If the market isn’t favouring sellers, you’ll also want to know what to expect so you can plan accordingly.
Make a list of needed repairs and complete them
Many home repairs are easy to overlook and put off. When listing a home for sale or rent, it is important to assess what needs to be done and tackle those projects. In order for a house to pass inspection it needs to be safe and all plumbing, electrical, and structural pieces need to be in sound, working order. Once any needed repairs have been made, be sure to maintain them and watch for any others that may pop up.
Focus on the Kitchen and Bathroom
These two areas of the home have the biggest impact on the overall look and value of the home. Outdated kitchens are one of the biggest reasons a potential buyer will walk away. If you can’t afford to completely remodel an outdated kitchen, there are still several improvements that can be made that will help prevent a buyer from looking elsewhere.
While bathrooms aren’t exactly glamorous, people do spend a lot of time in them! For this reason, it’s a good idea to make them seem as welcoming and relaxing as possible. All bathrooms in the home should be clean and all plumbing should work properly. Things such as dirty grout, old toilet seats, and grungy areas around the sink and faucets can greatly reduce the appeal of the home.
Easy updates to consider include refinishing cabinets and replacing hardware, updating faucets, and replacing old caulking.
De-clutter
Clutter makes it difficult for potential buyers to see the potential in your home. To help avoid this, get rid of any unnecessary belongings. While you may not want your home to be barren, especially if you still live there, you do want it to be visually appealing. Getting rid of excess belongings will also make it easier to keep the home clean during the showing process and means moving will be easier because there won’t be as many items to handle.
Stage a welcoming environment
First impressions matter when it comes to enticing a buyer. Professional stagers are the best option but that doesn’t fit your budget there are several things you can do on your own. Make sure all areas are clean and clutter free and that each area of the home has a purpose. A vase with flowers, mild air fresheners, and furniture arranged to keep spaces looking open and flowing properly are all things to consider.
