Guidance reviewed 4 October 2026.

A rental update should improve practical use while respecting ownership, safety and statutory obligations.

Start with needed repairs

Deal with faults before optional cosmetic work. Ask tenants about recurring problems and plan suitable access. Compare durable finishes and realistic maintenance costs rather than promising a damage-free result.

Check each installation

Shower fittings, electrical work and plumbing changes may need qualified trades and approvals. Decking requires attention to structure, drainage and relevant permissions. Get written consent for tenant alterations and check strata responsibilities. Any rent increase must follow current rules; an upgrade does not automatically justify immediate extra rent.

Some security changes have separate protections for tenants affected by domestic violence or abuse. Check the current NSW guidance before applying an ordinary alterations rule to that situation.
