The decision should reflect your needs and total costs, not an undated claim that property values are rising.
Cost both pathways
For renovating, include design, approvals, construction, contingency and accommodation. For moving, include selling expenses, buying costs, finance and relocation. Compare outcomes using realistic estimates rather than the highest appraisal.
Test feasibility
A knockdown and rebuild involves planning, services and site constraints as well as the new building. Check these before relying on a design or advertised package price. Consider whether the location still suits you and how each option affects cash reserves. Neither path assures a financial gain.
