Proximity can help daily life, but its value depends on the property, route and household. It does not guarantee a resale premium.
Try the real journey
Walk the route and check hills, crossings, mobility needs and travel at the times you use it. Visit the home during busy and quiet periods to assess traffic, loading, light, privacy and noise.
Verify assumptions
Ask about planned infrastructure through official planning records rather than treating proposals as completed services. Check school boundaries and admission requirements directly; being near a school does not assure enrolment. Foot traffic alone is not evidence that a property has a particular crime risk.
Compare the actual property
Use similar settled sales and independent inspections. Transport views, retail access and school proximity can have different effects on different buyers. Balance convenience against price, condition, costs and your own needs rather than applying a universal distance rule.
