Adding another property increases debt, operating costs and concentration risk. Start with an affordable plan rather than assuming equity or employment makes another loan straightforward.
Separate equity from available finance
Equity is value less debt; usable borrowing capacity also depends on lender limits, accepted valuation and serviceability. Stable income or rising home value does not guarantee approval. A guarantee exposes the guarantor to liability and requires independent advice.
Model each property and the whole portfolio
Include purchase costs, principal and interest repayments, vacancy, rates, insurance, strata, repairs, management and applicable land tax. Operating yield is not the same as positive cash flow or taxable profit. Test simultaneous vacancies and a major repair across the portfolio.
Keep ownership and tax decisions documented
Have qualified advisers assess co-ownership, loan purpose and current and legislated future tax rules. Deductions do not erase costs. Keep private and investment borrowing records clear and review the plan before each purchase, rather than assuming the next property reduces risk.
