Amenities can support demand, but they do not guarantee growth or make every property in a suburb suitable.

Check practical access

Test transport, shops, schools and services from the actual address. Compare similar sales and rentals rather than relying on a broad median or an assumed ripple effect from a neighbouring suburb.

Investigate constraints

Review flood, bushfire or coastal exposure, insurance, planning and nearby development. A promised project may change timing or scope, so check official records. Consider property condition and holding costs alongside location. Good facilities are useful evidence, but neither amenity nor scarcity guarantees future price rises.
