Guidance reviewed 3 October 2026.

A first sale is easier to manage when the price evidence, timetable, costs and contract are understood before the campaign begins.

Appoint and prepare carefully

Check the agent’s licence and written agreement, including GST-inclusive fees, marketing charges, authority and termination terms. Have the contract and required attachments prepared before offering the home for sale. Use qualified advice for legal and building questions.

Set a sustainable timetable

Plan accommodation, loan commitments and settlement needs. A longer campaign does not guarantee a higher price, and two moves have costs. Agree regular reporting and review competing listings and actual buyer feedback.

Use evidence for price and work

Ask what comparable sales support the estimate and comply with NSW underquoting rules. Budget for necessary repairs and presentation without assuming every improvement pays for itself. An accepted offer is not binding until exchange; confirm the contractual obligations with your conveyancer.
