Autumn may suit your circumstances, but it does not automatically deliver a quicker sale or higher price. Use local evidence and a realistic preparation budget.

Check the timetable

Consider competing listings, access, moving plans, finance and settlement needs. If tenanted, confirm lawful access and termination requirements rather than treating your preferred sale date as a right to vacant possession.

Prepare honestly

Clean and declutter, maintain the garden and address necessary repairs. Investigate leaks, mould and electrical concerns before cosmetic work. Use qualified trades for regulated work and do not hide defects under fresh finishes.

Review costs and price evidence

Compare written quotes and avoid assuming a kitchen or bathroom upgrade will be recovered in the sale. Have the sale contract ready before advertising and ask for an evidence-based price estimate. Campaign feedback is more useful than an unsupported seasonal ranking.
