Auction decisions should be based on completed checks and a limit you can afford.

Prepare before bidding

Confirm finance for the actual property, have the contract reviewed and complete appropriate inspections. Pre-approval is not a final borrowing guarantee. Register correctly and understand deposit arrangements.

Avoid bluffing

A bid can become a binding purchase when the hammer falls. High opening bids or theatrical tactics do not guarantee a bargain. NSW auctions and same-day post-auction exchange have no cooling-off period. Set your walk-away figure in advance, including buying costs, and stop when it no longer fits your plan.
