For a NSW rental property, review safety and security before the tenant moves in and maintain them throughout the tenancy. Confirm that locks, electrical and gas installations, smoke alarms and any pool barriers meet the requirements applying to the actual property.

Access and security

Provide and maintain the security required under NSW tenancy law. Use appropriate trades to assess locks, windows and safe exits. A lock specification taken from another jurisdiction is not a universal NSW requirement, and security measures must not obstruct emergency escape.

Smoke alarms and faults

Ensure smoke alarms work and follow the NSW inspection, battery, replacement and fault-response rules. Electrical and gas faults require prompt attention and appropriately licensed trades.

Pools and spas

Check pool registration, barrier compliance and the documents required for leasing. A compliance certificate is generally valid for three years. Exemptions and alternative documents can depend on the property and scheme, so verify the applicable rules with council before entering a lease.
