A residential rental bond is security held through NSW Fair Trading, rather than money the landlord may retain and spend during the tenancy. Use the NSW bond process and keep the lodgement and payment records.

Lodging the bond

Landlords and agents must follow the applicable lodgement requirements and offer eligible tenants the Rental Bonds Online option. A lease renewal does not automatically require a new bond.

Claims and refunds

At the end of the tenancy, lawful claims may include unpaid rent or damage beyond fair wear and tear. A bond is not insurance and does not automatically cover every alleged breach or cost. Check the condition report, photographs and relevant invoices. Follow the official claim process; disputes can be taken to NCAT within the applicable deadline. Neither party should assume the other has an unrestricted right to the bond.
