Guidance reviewed 4 October 2026.

The condition report records the home’s starting condition and helps resolve later questions about damage and bond claims.

Use the correct report and deadline

The landlord or agent completes the initial NSW report and supplies the required copies. The tenant should inspect, add disagreements and return a completed copy within seven days after taking possession. Keep a copy of the completed report and supporting photographs.

Record specifics

Note each room, fitting and existing defect, with dated photographs where useful. Describe condition objectively and report urgent or safety issues separately. A condition report does not relieve the landlord of repair obligations.

Compare fairly at the end

Consider the initial record, final condition and fair wear and tear. Failing to return a report does not make every landlord statement automatically conclusive. Bond claims need evidence and the proper process; seek advice promptly if the parties disagree.
