Before buying an apartment, ask questions about both the home and the building around it. Use the answers to guide independent checks rather than relying only on the sales presentation.
Does the apartment suit your life?
Visit at different times if possible. Check noise, light, access and the route to the places you use. Compare nearby sales, but treat predicted growth as an opinion rather than a promise.
What does the building record show?
Review a strata report before committing. Check levies, funds, proposed work and reported defects. A low current levy is not proof that future costs will be low.
What parking and storage are included?
Ask your conveyancer to check the plan, title and relevant rights. Confirm the space you viewed is included in the purchase and clarify visitor parking arrangements. Do not rely only on a verbal description.
What questions remain unresolved?
Write down uncertainties and obtain supporting documents. Discuss important restrictions and commitments with your legal adviser before signing. Allow enough time for checks rather than treating an attractive open home as the complete assessment.
