An upgrade may improve tenant appeal, but it does not guarantee an immediate rent increase or repayment of its cost.

Compare cost with likely benefit

Obtain evidence from comparable leased properties and allow for downtime, installation and future maintenance. Durable flooring, useful storage or an efficient appliance may solve a practical problem more economically than a complete remodel. Address required repairs before optional improvements.
