Choose an agent for their evidence, process and communication, rather than a promise to achieve the price you want.
Check credentials and strategy
Confirm their current NSW licence, ask which comparable sales support their appraisal and discuss why the proposed sale method suits your property. Local experience can help, but office location alone is not a reliable measure of competence.
Understand the agreement
Ask who will handle the campaign, how offers and feedback will be reported, and what all fees include. Read commission, GST, advertising, term and termination provisions before signing. A realistic appraisal is an estimate, not a valuation or guarantee. Compare at least the quality of the explanation, not just the highest quoted number.
