Property management is a defined service with responsibilities and fees that should be clear before an agent is appointed.
Read the service scope
Ask how advertising, applications, rent collection, inspections, maintenance and arrears are handled. Confirm which tasks are included and which attract separate charges, including tribunal attendance. Establish repair approval limits and an emergency process.
Expect evidence and communication
Reports should help you understand income, expenses, condition and outstanding work. A manager represents the landlord, while complying with tenant rights and lawful access. No agency can promise a problem-free tenancy, perfect tenants or guaranteed growth. The landlord still has statutory obligations, so prompt decisions and adequate maintenance funds remain important.
