Guidance reviewed 3 October 2026.

Listing arrangements should be assessed through the actual agency agreement, not a general claim that more agents always produce a better result.

Clarify the appointment

Ask whether the agreement is exclusive, sole or another arrangement and who can earn commission. Discuss what happens if you introduce a buyer or another agency becomes involved. Obtain advice before signing overlapping appointments.

Compare accountability

Agree on who coordinates marketing, pricing updates, enquiries and offers. Multiple advertisements can create inconsistent information unless managed carefully. An agent's motivation or the likely sale price cannot be inferred simply from the number of agencies involved. Read fees, term and termination conditions in full.
