Guidance reviewed 3 October 2026.

Good preparation makes a property easier to inspect while keeping its condition and presentation honest.

Start with manageable tasks

Declutter, clean accessible areas and tidy outdoor paths. Discuss whether vacant, partial or full styling suits the property; furnishing every room is not a requirement. Investigate defects before covering surfaces.

Leave roof cleaning to appropriate specialists

Do not pressure-clean suspected asbestos or climb onto a roof for presentation work. High-pressure cleaning of asbestos can spread dangerous fibres. Arrange identification and suitable professional advice. Keep records of necessary repairs and use licensed trades where required. A clean home helps presentation, but it does not become near-new or assure a particular sale result.
