A building project needs clear scope, approvals and communication from the outset.
Document the work
Confirm the design and approval pathway, check relevant licences and obtain a detailed contract. Owner-builder work has its own requirements and is not simply an informal alternative to hiring a builder. Understand inclusions and provisional allowances.
Raise issues early
Record concerns and obtain advice on defects rather than waiting silently until completion. Agree to variations in writing with their cost and time consequences. Budget for site conditions and contingencies. The right process depends on the project, but a hands-off approach does not remove your need to understand what is being built.
