Preparing a rental home involves cleanliness, repairs and checking that it is fit to live in. Optional presentation upgrades should come after the property’s actual needs and requirements.
Check fitness and condition
Review the NSW minimum standards and address faults before the tenancy begins. Meeting the seven listed minimum standards does not settle every possible fitness issue. Standards must also be maintained during the tenancy.
Clean and repair appropriately
Arrange suitable cleaning and repairs, using qualified tradespeople where needed. Choose methods that are safe for the materials. Do not assume pressure washing or work at roof height is appropriate for every home.
Distinguish essentials from extras
Check relevant smoke alarm, safety and service requirements. Do not present air conditioning, an internet subscription or every optional security feature as a universal mandatory inclusion. Clearly describe the facilities actually provided.
Document the home and budget
Prepare the required tenancy documents and a detailed condition record. Price optional improvements against the budget and local demand. New appliances or finishes cannot guarantee the rent you want or a shorter vacancy.
