Clear questions can reveal more about an agent's judgement than a confident sale-price promise.
Ask for the evidence
Which recent sales support the appraisal? Why does the recommended sale method suit this property? How will buyer feedback and offers be reported? An auction may create competition, but sale at reserve or on auction day is not guaranteed.
Read the agreement
Confirm whether the appointment is sole or exclusive and when commission can be payable. Discuss marketing charges, GST, term and termination rather than adopting a universal agreement length. Get independent advice before overlapping appointments. Preparation costs and price estimates should be assessed realistically, without an assured return.
