Reference checks should verify relevant facts about an application, with consent and consistent criteria. A positive reference does not guarantee a trouble-free tenancy.
Request relevant evidence
Explain what information is needed, why and how it will be protected. Check affordability and the proposed tenancy using appropriate documents or alternatives. Avoid unnecessary details about family, personal history or protected characteristics.
Ask focused questions
With consent, verify references using genuine contact details and factual questions about the relevant rental or employment information. Distinguish an opinion from a documented fact and allow an applicant to explain a discrepancy. Do not treat employer feedback as a general character clearance.
Follow NSW safeguards
Observe tenancy-database and credit-report restrictions, and do not charge applicants for background checks or lease preparation. Store records securely and keep a lawful repair and communication process after selection. A manager can assist, but does not eliminate landlord responsibilities.
